What most homeowners get wrong
- The threshold moved. North Carolina raised the permit exemption from $15,000 to $40,000 in 2023. Plenty of guidance online still quotes the old number.
- Cost is only half the test. Under $40,000 exempts you unless the work touches load-bearing structure, plumbing design, HVAC, electrical layout, roofing additions, or the fire code.
- "Non-load-bearing" is a guess until someone checks. Removing the wrong wall is the single most expensive DIY mistake we get called to fix.
- Zoning is a separate permit. Setbacks, easements, and accessory-structure rules apply even when a building permit doesn't.
- Unpermitted work follows the house. It surfaces at appraisal, at resale, and in insurance claims — often years later.
