KC’s 5-Step Design and Quoting Process

 

Home remodeling can be a hectic task. It involves heavy decision-making, including defining a budget, choosing a contractor, and making the selections to fit your desired outcome. Homeowners need someone they can trust to ease them through this overwhelming process.

 

KC’s has fine-tuned how we do Contracting and Design + Build for more than 39 years. The result is a proven process built upon best practices; everything from client communication to the best construction methods. We have your best interests in mind; Providing an integrated solution for the homeowner with a single point of contact for the entire project.

Step 1: Let’s Get Started — Initial Consultation Form
Time commitment — 5-10 minutes
Cost — FREE

During this time we gather information about your desired outcome for the project. You can send us existing pictures of your home, discuss your likes and dislikes, and let us know your expectations from KC’s Improvement.

You’ll learn more about the services we provide here at KC’s, and we’ll address any initial concerns and questions you may have regarding your project.

After that, we’ll provide a “guesstimated” cost for your project investment. The guesstimate will be based on similar projects that we at KC’s have completed while serving more than 35 years in the industry.

If the guesstimate is within your budget range, we can proceed to scheduling an in-home consultation, which is step 2 of our 3-step quoting system.

Pictures of your space, rough sketches & dimensions are extremely helpful during this phase if you can provide them. We ask a lot of questions so we can understand as much as possible about your project to ensure that you are getting the best value.

You’ll learn more about the services we provide here at KC’s, and we’ll address any initial concerns and questions you may have regarding your project.

Once the “Initial Consultation Form” is reviewed, a Complimentary 30–45 minute Phone Consultation will be scheduled to discuss your project in greater detail and mutually determine if a site visit will be needed.

We will hear what you have in mind, give some advice, and talk through your goals, desires, and any fears you may have regarding the project. We won’t get into the small details, but we will discuss your vision on a higher level.

By the end of the Phone Consultation, we will determine the next steps in the process:

      1. We set up a meeting at your home to view the space, confirm the feasibility and cost effectiveness as well as gather additional Here we discuss the conceptual budget, explain the benefits of using KC’s then transitioning into a Professional Service Agreement (PSA). If you are ready to start this step, KC’s will inspect, measure, photograph and document the existing space in preparation for the design process to begin and collect the design retainer per the PSA payment schedule.
      2. We agree that you need additional time to review and discuss the results of the Project Review process. In that case, we will keep your file open for 90 days in preparation for further action. Please understand that market pricing will fluctuate and KC’s reserves the right to update pricing to current market conditions. This may result in an increase or decrease to the initial conceptual budget.
      3. An agreement is reached that we are not the right fit for your project and part ways.

Step 3: Design Agreement and Project Planning
Time commitment — TBD based on design
Cost — Approximately 7-10% of the conceptual budget (plus an additional 6-8% of the conceptual budget depending on the extent of architectural needs, engineering design, and depth of conceptual drawings requested).

Once the Design Agreement is signed and retainer is paid, KC’s will start the project planning & design phase. 

 

  • Schematic Design, engineering, narrowing down your ideas, preliminary 3D drawings
  • Material Selections of things like cabinets, countertops, flooring, plumbing fixtures, etc. All decisions are made before the construction portion starts, making the process go much smoother in the long run.
  • Takeoffs, Estimating & Documentation Finalizing all the construction details so we can properly price your project.
  • Detailed Job Scope will outline the design(s), project phases, material selections, guaranteed pricing, & payment terms.

Step 4: Expectation — Build


Now the construction begins. Kick back and enjoy knowing that you have a dedicated project manager to take care of everything from here. Remember that 99% of the details are decided in the project planning & design phase. This allows the build process to go much smoother.

Step 5: Expectation — Warranty

Project completion doesn’t mean the end. We build relationships, not just projects. Reclaim your space, enjoy the improvements, invite family and friends over to admire. Rest at ease knowing about our 1-year warranty. It’s our way of letting you know that your satisfaction is our highest priority.
